Exterior Painting
Exterior painting in Kissimmee, built for Florida sun
Florida stucco runs on a 5–7 year repaint cycle, not the 10 on the paint can. UV cooks the coating and humidity works behind it — so the prep under the paint matters more here than almost anywhere.

Hairline cracks aren't cosmetic
Every stucco home in Osceola County develops hairline cracks, and every one of them is a doorway for water. Once moisture gets behind stucco, the repair bill stops being about paint — it's sheetrock, framing, and mold. We treat crack sealing as structural work: routed, filled, bridged with elastomeric where it's called for, and primed before the topcoat goes on.
An exterior quote from us lists every crack we found and what we're doing about it. That document is worth more than the paint.
- Full pressure wash — mandatory in our climate, never optional
- Scrape, sand and spot-prime every failing area
- Hairline stucco cracks sealed as water-intrusion repair
- Elastomeric coatings where stucco needs the flexibility
- Caulked windows, doors, trim and fascia against summer rain
- HOA color-approval paperwork handled from our side
The 10-year lie
Paint cans are printed for a national average. At 2pm in July, your west-facing wall is 20 degrees hotter than the can assumes, and afternoon storms push moisture in behind the coating. That's why Florida exteriors chalk and fade on half the promised schedule — and why we spec coatings for this climate, not the shelf.
Landscaping, pools, boats — protected
An exterior job happens in your yard, so we treat your yard like the job site it is: shrubs tied back and covered, pool equipment and screens masked, walkways rinsed at the end of every day. You shouldn't be able to tell we were there — except for the paint.
If your community has an architectural review board, we fill out the request and supply the specs. You sign, we wait, then we schedule.
Questions
Straight answers
How often does a Florida stucco home actually need repainting?+
Closer to every 5–7 years than the 10 the paint can promises. Our UV is brutal and our humidity is constant — paint chalks, fades and loses flexibility far faster here than up north.
Are hairline cracks in my stucco a big deal?+
They can be. Hairline cracks are how water gets behind stucco, and trapped water is what turns a cosmetic touch-up into sheetrock and framing damage. We seal and bridge every crack we find as standard prep.
Do you handle HOA color approval?+
Yes. We fill out the architectural request, provide the paint specs and color samples your HOA asks for, and wait for approval before scheduling. It's part of the job, not an extra.
Is pressure washing really necessary before painting?+
In Central Florida, always. Algae and chalked paint stop new paint from bonding. We pressure-wash every exterior and let it dry properly before scraping and priming — no exceptions.
What is an elastomeric coating, and do I need one?+
It's a thick, flexible coating that bridges hairline stucco cracks and moves with the wall as it expands in the heat. On Central Florida stucco it's usually the right call, and we'll tell you honestly when it isn't.
